尚未反映上海興業太古匯貢獻的中期業績

香港興業剛剛公布了中期業績，每股盈利$0.56派息$0.03，共派息4千萬左右，即把核心盈利8千萬分派一半，原因應該係信德中心交易未完全，估計全年會分派多一點。

當然收股息不是我杯茶，我在$3.5左右開始買入480主要看中；
1）呢類老牌地產公司內𥚃一定有寶貝；（如信德中心兩層物業，現在只賣左一層）
2）上海興業太古匯投資多年今年開始收成，估計租金收益十億左右同太古對分都5億（今次中期未見入帳因七、八月才開始入伙），再加上此項目估值仍然未反映於帳上，如果完全入帳市場便會醒覺。
3）當然是special situation，既然內裏那麼多寶藏，我認為資產值在帳目上沒有足夠被反映，所以被大股東私有化絕對有可能（現時每股淨值$12）（大股東前科私有化名力集團），又或者生仔，集團有足夠業務分拆上市。
所以我會繼續持有！
